DESCRIPTION OF PROPOSAL: Construction of a drive through and walk up coffee shop with approximately 13 parking stalls and one drive through lane.

DATE OF NOTICE OF APPLICATION: July 24, 2020 LEAD AGENCY: City of Port Orchard ENVIRONMENTAL REVIEW: The City of Port Orchard has reviewed the proposed project for probable adverse environmental impacts and has determined that the project is exempt from SEPA under WAC 197-11-800(1)(b)(iv).  REQUIRED PERMITS: The following local, state, and federal permits/approvals are needed for the proposed project: Conditional Use Permit, Land Disturbing Activity Permit, Stormwater Drainage Permit, Building Permit REQUIRED STUDIES: No additional studies required at this time. Geotechnical analysis of the site will be required with the Land Disturbing Activity Permit. EXISTING ENVIRONMENTAL DOCUMENTS: None at this time.

PRELIMINARY DETERMINATION OF THE DEVELOPMENT REGULATIONS THAT WILL BE USED FOR PROJECT MITIGATION AND CONSISTENCY: Port Orchard Municipal Code Title 20.
